What do Real Estate Agents do for the Buyer?
Agent Assists

While each of us works a bit differently the following should give you the scope of what we do. First and foremost it is what we do before we see you as a client. It is the combination of our experience, education and active role in the real estate field that gives us the base of expertise to be able to help you buy property. A professional agent knows what the current marketplace is like, has been previewing properties for years, knows what type properties are selling at asking price, or more, what type may present an opportunity for a buyer and other market conditions that will impact your ability to purchase. A competent agent has continued to be educated and updated on changing laws, rules and regulations effecting real estate.

We must continually update ourselves with the changing technologies so we can successfully stay abreast of new methods of property searching (like Internet, email and the web the last few years). Effective Agents are constantly building their source of other professionals who can do the multitude of tasks that are needed to take place in a real estate transaction. Carpet Cleaners, Contractors, Handyman, Finish Carpenters, Back Hoe Operators, Painters, Plumbers, Window Glaziers, Electricians, Heating Companies, Chimney Inspectors, Debris Hauling, Gardeners, Escrow Officers, Tile Services, Well Testers, Well Drillers, Termite Inspectors, Home Inspectors, Home Stagers, Lenders and more, need to be in our 'little black book' to be able to effectively assist our clients through a timely escrow.

All that said, now what happens when an agent assists the Buyer?
Agent Assists

1. Interviews the Buyer to determine what the Buyer wants.
2. Advises Buyer of other areas, methods and options that may help Buyer reach Buyer's objectives
3. The Agent verifies source of funds, Cash or pre-approved of the Buyer.
4. Organizes and schedules appointments for an overview of properties that may suit the Buyers needs.
5. Through this process, narrows the Buyers tastes and preferences
6. Thereafter updates the Buyer daily on any new property that will fit their need, and shows them the property.
7. Once a desirable property now found, determines with the Buyer how to approach the offer.

8. Calls Seller's Agent to determine any special conditions the Seller desires.
9. Obtains copies of any existing reports and disclosures so the Buyer can review them prior to writing an offer.
10. A strategy is determined, an offer is written, including documentation of Buyer's ability to perform and whatever additional addendum and/or disclosures pertain to the property are presented with the offer.
11. If the offer is accepted we go to step 12., if the offer is not acceptable and not countered we go back to step 6.
12. Buyer's Check is delivered to escrow, escrow is opened.
13. Copies of the contract are made are delivered to the Buyer and Lender.
14. Provides Buyer with lists of inspectors, estimators, insurance agents, or other services if needed
15. The property appraisal scheduled
16. Home warranty is ordered
17. Inspections are ordered (remember all those good relationships we're keeping it first paragraph - this is where they come into play - You want that inspection when!?)
18. Meets the Buyer and the inspectors at the property for the inspections.
19. General Inspections can lead to more inspections. i.e., if the Home Inspector says the forced air heater or the electrical is not working properly, then we need to call a Heating Contractor to or an Electrician to inspect or estimate the cost of repair or correction
20. All reports, inspections and disclosures are now reviewed in detail in order to approve and proceed with the sale or not. If proceeding, go onto step 21.) if not back to 6.)
21. Contact the lender is to verify the appraisal is in and that the loan is progressing according to schedule.
22. An escrow signing date is scheduled 2 days to one week before close of escrow. Buyers, Buyer's Agent, often the Lender meet with the Escrow company agent to sign the closing papers so the Buyer can take title to the house on the date as scheduled.
23. A walk through of the property is scheduled to make sure it is in the same condition as of the time the offer was written.
24. Arrangement for keys to be delivered are made
25. Congratulations! With a minimum of 4 inspections(and sometimes as many as 10), and a minimum of 17 documents (and usually more than one can count), You've bought a home!
26. Odds and ends come up for a week or six months. The Agent fields these calls and assists to resolve any loose ends.
