1. Implement my personal marketing plan using every effort to get your property sold in the least amount of time, at the highest price, with your satisfaction.

2. Pull SMC Public Records and maps and verify your property information with you.

3. Make a comparative study of your property and list its features for review with you to finalize the market list price.

4. Consult with you on repairs, improvements, or staging needed to maximize your return your property sale.

5. Assist you, if needed, in scheduling and meeting Home, Termite, or other Pre-Sale Inspectors.

6. Prepare Net Sheet that Itemizes and estimates all cost involved in the selling of your property.

7. Provide and Review with you the mandated and recommended disclosure forms.

8. Provide and Review with you the forms to List your property with REInfoLink Multiple Listing Service

9. Use my photography team take still and virtual photos of the property inside and out for the various advertising media, including the Internet.

10. Get duplicate keys made and place Realtor Lock Box at the property.

11. Write advertising copy for your property and place with photography in all print advertising media.

12. Place your property onto the Internet with photos, virtual tours, and descriptive verbiage to create maximum exposure on the Internet to sell your property.

13. Prepare an Individual Information Binder on your property with the comparative study, copies of any reports obtained and the mandated disclosures to have available for review at all times, so a buyer may bring a better offer by reviewing prior to writing an offer.

14. Enter your property into the MLS at a statistic time for maximum activity.

15. Orchestrate the Marketing by Contacting the top Sales Associates in our area, that sell the majority of all homes, to notify them of your new listing, within twenty four hours of marketing your property.

16. Schedule Realtor’s Tour of the property and provide incentive, such as food, drawing for dinner at Ritz, etc.

17. Give you a weekly activity report on showings and feed c\back on your property.

18. Strategize as offers are being written to maximize the competition at presentation time.

19. Guide you though the critical parts of real setae contracts and point out the areas the can present problems later.

20. Notify you of the escrow progress, contingency removals and other aspects during escrow.

21. Meet with you at close of escrow signing to review all closing documents.
